This site provides information about the Lake Chapala area real estate market. Our goal is to bring un-biased information to prospective residents in regard to housing costs, historical trends in property values, and the options open for buying properties in this area.

We are not associated with any real-estate businesses except in so far as they are welcome to provide listings or advertising on this site. We also link to housing information on the websites of local realtors, but such links or ads are not to be considered as an endorsement of any particular realtor over any others.

Our intention is to provide information to help you make a better decision when buying, not to evaluate realtors or real-estate businesses. To find out the reputation of a realtor ask around among those who have dealt with them -- most hold strong opinions. Mexican law does not allow us to publish those opinions however, so we just provide facts, and let you draw your own conclusions.

Information provided by this site is based on the best data we have have available, which is usually the asking price and published descriptions of properties. Unlike the U.S. or Canada, actual sales prices are not public information, and may vary greatly from published asking prices -- we have no way of finding the true sales prices, and that fact should be remembered when considering data presented here. We believe that the relative pricing and price trends are probably accurate, but the specific numbers are probably inflated -- to what degree we can only guess.
